How long does it take?

The average conveyancing transaction takes between 6–8 weeks to complete from the date of receiving your instruction. However, being in a chain can slow things down as the chain can only move as fast as the slowest link.

Can I pull out of my sale/purchase?

You can withdraw from the transaction at any time before exchange of contracts. If you are a buyer you could lose money spent on a survey or a seller would lose money spent on a Home Information Pack, even though it may not be your fault that the transaction has fallen through.

When do I pay a deposit?

The deposit is payable once the solicitor is in a position to exchange contracts. The deposit must be cleared funds so you will need to allow time for the funds to clear.

Do we pay a deposit on the sale?

No. A deposit is paid by the buyer’s solicitors to the seller’s solicitors on the exchange of contracts.

What does exchange of contracts mean?

On exchange of contracts, an agreed moving date (i.e completion date) is agreed which is mutually convenient to both parties. This is the day you move into, or out of the property. When contracts are exchanged you are legally bound to buy and the seller is legally bound to sell.

What happens on completion of a sale?

We receive the sale monies from your buyer’s solicitors and will pay off all secured mortgages, estate agents commission and our legal fees and then pay over to you the balance of the sale proceeds. If you’re buying as well see below.

What happens on completion of a purchase?

Once all money has passed through the banking system to your seller’s solicitors we will call to you confirm you can collect the keys to your new home. This is generally around mid-day, although this depends on how many people are involved in the chain and where you are in that chain.

Where do I collect the keys?

Generally from the estate agents who are selling the property on behalf of the seller. If there is no estate agent involved it would be best to contact the seller to plan collection of the keys on the day of completion. The keys will not be released until the money has passed through the banking system to the seller’s solicitor’s account.
